Project overview: Jawharat Al-Ghara is a modern residential project of 11 villas with contemporary architectural designs. The project was a clear market success — every unit sold out completely.
My role in the project: I helped guide the investment decisions and followed the project through every stage, from concept to sale, coordinating with the engineering, execution, and marketing teams to meet the project's investment goals. In this project (villas built on land already owned), my oversight ran from the design stage through to handover and sale, centering on the following:
- Full design oversight: Complete oversight of the villas' engineering design, including approving and fully delivering the interior designs down to the finest detail.
- Executive oversight of contracting: Direct field oversight of the project — bringing in the contractors, signing their contracts, and holding regular meetings to track build quality and schedule.
- Procurement governance: Direct, detailed oversight of purchasing decisions and material selection, stepping in directly to approve the right procurement for the project.
- Sales oversight: Full oversight of the project's sales — I personally closed 10% of them, and brought in a specialized marketing firm to sell the remaining units under my direct supervision.
